How the 70% Rule Works

Most wholesalers and cash buyers use the 70% rule as a baseline: ARV × 70% − repair costs = the maximum offer. The remaining 30% covers the buyer’s holding costs, closing costs, and profit margin. As a wholesaler, your assignment fee comes out of that number, so your actual offer to the seller needs to sit below the Contract with Cash Buyer price.
