How the Texas Property Tax Calculator Works

Texas has no state income tax, so local governments rely heavily on property tax. Each school district, county, city and special district sets its own rate, and your bill is the total of all of them.

1
Start with value

First, take the appraised value from your appraisal district.

2
Subtract exemptions

Then remove your homestead and any other exemptions.

3
Apply the rates

Finally, multiply each taxable value by its rate per $100.

The formula

Tax = (Appraised value − Exemptions) × Rate ÷ 100

Texas tax rates are written per $100 of value, not as a percentage. For example, a rate of 2.05 means you pay $2.05 for every $100, which is the same as 2.05% of the taxable value.

Texas Homestead Exemptions in 2026

In November 2025, Texas voters approved bigger exemptions, which apply from the 2025 tax year onwards. According to the Texas Comptroller, these exemptions lower the value that school districts can tax.

  • General homestead: $140,000 off your school taxable value, up from $100,000.
  • Over 65 or disabled: in addition, an extra $60,000, up from $10,000, so the total school exemption is $200,000.
  • Local option: similarly, counties, cities and other districts may exempt up to 20% of a homestead’s value.
  • Tax ceiling: finally, seniors and disabled homeowners get a freeze on their school taxes, which this calculator does not include.

The 10% Homestead Cap

Once your home has a homestead exemption, its appraised value for tax purposes cannot rise by more than 10% a year, plus the value of any new improvements. Therefore, even if the market value jumps, your taxable value grows more slowly. As a result, the appraised value on your notice may be lower than what your home would sell for.

How to Lower Your Property Tax

  • Apply for every exemption: for example, file your homestead application with your appraisal district as soon as you move in.
  • Protest your appraisal: if the value looks too high, file a protest, usually by May 15.
  • Check for errors: similarly, make sure the square footage and features on record are correct.
  • Use the senior freeze: finally, if you turn 65, apply right away to lock in your school tax ceiling.

Texas Property Tax Calculator FAQs

How do I calculate property tax in Texas?

First, subtract your exemptions from your appraised value to get the taxable value. Then multiply it by each tax rate and divide by 100, because Texas rates are per $100 of value. Finally, add the amounts from every taxing unit together.

What is the homestead exemption in Texas for 2026?

Homeowners get a $140,000 exemption from school district taxes on their main home. In addition, homeowners who are 65 or older, or disabled, get an extra $60,000, so their total school exemption is $200,000.

What does a tax rate per $100 mean?

It is the tax charged for every $100 of taxable value. For example, a rate of 0.95 means $0.95 for every $100, so a $200,000 taxable value would owe $1,900.

Do seniors still pay school taxes in Texas?

Yes, but usually much less. Besides the larger exemption, seniors get a tax ceiling, so their school taxes on the home generally cannot go up while they live there, unless they make major improvements.

When are Texas property taxes due?

Tax bills are usually sent in October and are due by January 31 of the following year. After that date, penalties and interest are added, so pay on time or set up an escrow account.

Can I appeal my appraised value?

Yes. If you think your appraisal is too high, you can file a protest with your county appraisal district, usually by May 15 or 30 days after your notice is mailed. As a result, a lower value means a lower tax bill.
